The 'before' photos you see below is how this house was being marketed before I took it over. I knew it would not sell in this condition. I had the Seller to do a walk through with me so she could see the need to Redesign. This Seller did not live in this house. She was overseeing it for the owners and she lived in the St. Louis area. 

Once she came and walked through it with me I could tell her what I wanted to do. I was entrusted with a large sum of money to get this Redesign done. I am very thankful for the trust this Seller gave  me. We worked very good together and had  no problems. The carpenter I used was excellent at his craft, his design input and his attention to detail was outstanding. Together we shopped for bargains, price compared and coordinated this complete job. Rob Dwinnells was my carpenter and is now one of my Agents. His attention to detail is like none other.

I REDESIGNED this property inside and out! Started with yard work and ended in basement.

I didn't get any before photos of this room.

This room had old wallpaper on it, the floors were a mess and the windows needed replaced as well as all the trim around them, the ceiling and floor. Ceiling was flaking off.

FULL BATH

I did not get any photos of this room before. The vanity was child height, built in place years ago.

The fixtures were very dated and the floor was original, I'm sure. Faucet didn't work property and the sink was very old, it was actually rectangle and had rust stains.

No before photos of this room. It was PINK, with old linoleum tiles.

Here is what we did to it:

This was a huge project. I did all the record keeping, bid out parts at a time and sent Seller the estimates; then took that money to buy supplies. I sent weekly updates on status along with photos. Once that part was done, I sent photos showing completion, sent Seller my carpenters bill, check came to me, I turned over to carpenter. Lots of record keeping to keep track of where we were, what had to still be done, what had been paid out, etc.

There were surprises along the way as we tore things out we found more things needed. This total project took around 9 months to complete. I put the house on the market and closed in 70 days getting my Sellers the list price. I more than doubled this Sellers money.
